Want to come along for a little meander at Patina Meadow? I recently traveled over to Leipers Fork, Tennessee for a book signing for SEASONS at the beautiful Patina Home & Garden shop. And we were so excited to be able to stay at beautiful Patina Meadow farm with our friends Brooke & Steve Giannetti. I am certain you are well familiar with the Giannetti’s- they are an incredible architect and design team who have created the most enchanting homes and gardens in Ojai, California and now in Tennessee. Today, I am sharing a peek at their beautiful farm and the charming Cotswold inspired apartment we stayed in.
Patina Meadow

From the very first glance at Patina Meadow, I was smitten. The packages building was absolutely darling and just inside the gates, you find yourself entering a magical dream property that feels as steeped in history as it is reimagined.

As you drive into the driveway, you can see the barn in the background which is an absolutely beautiful building that was newly added to Patina Meadow, but that feels like it has been there for a hundred years.

The gates seem to be favorite perches for the dozens of darling guinea fowl that roam the 100 acres of Patina Meadow.

I fell in love with these funny little birds- they would run up onto the little deck of the apartment each morning and bring such a sweetness.

The gardens and landscaped area directly around Patina Meadow is full of natural and planted beauty.

The Giannetti’s recently added a pond which is stocked with fish.


The gardens feel thoughtfully curated and designed to mingle cohesively with the natural landscape. I loved the little cement toadstools along pathways and tucked here and there.

The Cotswold Inspired Apartment


Our apartment was an absolute delight from the minute we walked up to it. Up those stairs and to a private deck, the views were looking out across the farm animals and back of the property.

The apartment was wallpapered in fabric and had layers of warmth and charm. I absolutely adored all the reclaimed wood beams that they added to create such an abundance of charm.

From the sitting area to the bed nook- it was beyond lovely.


The kitchen area was absolutely charming as well.

From skirted sinks and windows with cafe curtains to the antique dining table and chairs. It felt so wonderfully collected and curated and thoughtfully designed.


The Bathroom had the most beautiful green tile and brass details.


Just outside the French doors, the sitting area was full of old weathered charm that invited you to sit and soak up the beautiful Tennessee countryside views- with all our new Guinea fowl friends too.

Just beyond the apartment, the farm animals brought smiles and lots of love.

Donkeys, sheep, pigs, chickens and guineas, goats, cows and even a wee kitty (do you spy him?)

and guard dogs were always out enjoying the beautiful farm.


We wandered out to the back 40 for our morning walk and the magic continued the whole 3/4 of a mile to the back of the property.

We hiked up to the top of the hill where there were a pair of antique chairs and views that spanned as far as the eye could see.


It was an absolutely incredible stay with Brooke & Steve and I could share dozens more photos and videos that I took while there. I was constantly inspired and falling in love with the abundance of beauty all around me.

The buildings were all created to feel like they have been there from the beginning of time. While the log cabin is original, the rest is created from the vision of Brooke and Steve.

From the beautiful sunrises to the incredible sunsets off the back porch, I fell in love big time.

Tennessee and Patina Meadow have a special spot in my heart.
